How much is rent?
Studios start at $950/month (1 bathroom). One-bedrooms start at $1,150/month. Ask about our current move-in specials.
Are pets allowed?
Yes — cats and dogs are welcome, up to 2 pets per home with a 60 lb weight limit. There's a dedicated dog run on site. Pet fees are a $250 refundable pet deposit, a $250 non-refundable pet fee, and pet rent of $25–$35 per month depending on pet screening.
Is parking available?
Yes. The community has gated on-site parking behind a secure entry system, at no additional charge.
Is there laundry in the unit?
Yes. Every apartment has an in-unit stacked washer and dryer.
Are the apartments renovated?
Fully. The building was gut-renovated in 2020 — new plumbing, electrical, HVAC, and roof. Every unit has a renovated kitchen with stainless steel appliances (refrigerator, stove/oven, dishwasher, built-in microwave, garbage disposal), a renovated bathroom with tub/shower combo, recessed lighting, a walk-in closet, and central heat and air.
Where is the building?
5018 San Jacinto St, Dallas, TX 75206 — Old East Dallas, at the edge of Lower Greenville. Downtown Dallas is roughly 4 miles away; SMU is about 2 miles.
What utilities are included?
Utilities are paid by the resident. Each apartment is separately responsible for its own utilities.
What are the lease terms and application requirements?
Leases are 12 months. There's an $88 application fee and a security deposit equal to one month's rent. Applicants need income of at least 3× the monthly rent, a credit score above 550, and no prior evictions or balance owed to a previous landlord.

How big are the apartments?
Studios range from about 378 to 420 square feet, and one-bedrooms range from about 611 to 1,064 square feet. Sizes vary by specific unit — ask leasing which homes are available.
What are the income and credit requirements?
Applicants need household income of at least 3× the monthly rent and a credit score above 550, with no prior evictions or balance owed to a previous landlord. The application fee is $88 and the security deposit equals one month's rent.

How far is it to downtown Dallas, SMU, and Baylor?
Downtown Dallas is about 4 miles southwest (roughly 10–15 minutes by car), SMU is about 2 miles north, and Baylor University Medical Center is about 2.5 miles southwest. Lower Greenville's dining and nightlife are within walking distance.
